Taking home inspections into the next century and beyond!

Sellers

SELLERS ADVANTAGE

Is it wise to wait for the purchaser’s inspector to assess the condition of your home? As a seller, advance knowledge of repair items gives you control of the negotiation and sale process. You have time to review written estimates, if needed, and weigh your options. You’ll know exactly where you stand without the pressure of last minute repair or upgrade decisions that could cost you thousands.
Before you list your home for sale, wouldn’t it be beneficial to know what the buyer’s inspector is going to find before you are in the 11th hour of the real estate transaction? This will eliminate surprise negotiations and allow time for repair by a suitable contractor rather than spending up to 300% more than necessary on rushed repairs. It will also qualify potential buyers because they will already be aware of items in need of repair before they make an offer to purchase your home.
A Pre-Listing inspection covers the same elements as the pre-purchase inspection; uncovering any existing hot spots that could worry or alarm potential buyers. Small problems to you could be a warning sign to the buyer, perhaps lowering your home’s market value. A Pre-Listing Inspection will enable you to do everything you can to get the house in good condition before you list it. Eliminating deficiencies in your home before a potential buyer sends in their Inspector will better protect your investment and increase your selling advantage. No home is perfect. Here is your chance to control pre-sale repair negotiations.
The following services will help you prepare your home for sale.
1. General Residential Inspection

2. Seller’s Advantage Inspection
Includes a General Residential Inspection and a 1 hour consultation with the inspector to go over repair options of items found. Once the repairs are made, the inspector will return to certify and document that the repairs have been made correctly. It is not necessary to repair all items found. Then we will advertise your home via email and yard signage and provide brochures to give to perspective buyers.

The advantage is that you will qualify potential buyers by informing them of the items found during the inspection. You will also drastically reduce 11th hour negotiations because you will have set your listing price accordingly and informed the buyer in advance of their offer. Essentially, you will sell your home faster, for more money and with fewer hassles!

Payment Options:
Of course we will accept cash or your personal check. Certified funds are NOT necessary!
We’ll be happy to accept the following credit cards to pay for your inspection:

Escrow Billing is an important service we offer on select services. If you are trying to conserve cash flow during your real estate transaction or have closing costs to spend, we have the solution for you! If you take advantage of our deferred Escrow billing service, we will send our invoice to your title company who will withhold funds on the HUD-1 statement at settlement. A few days later they will send us a check. It’s that simple! This service may incur additional fees.

Service Agreement:
Each time we enter a property, we need to have a signed service agreement, however, we make it really easy to take care of whether you attend the inspection or not. If you plan to attend the inspection, you can opt to sign your agreement onsite; however you may want to read through the agreement before you arrive.
