Includes a General Residential Inspection and a 1 hour consultation with the inspector to go over repair options of items found. Once the repairs are made, the inspector will return to certify and document that the repairs have been made correctly. It is not necessary to repair all items found. Then we will advertise your home via email and yard signage and provide brochures to give to perspective buyers.

The advantage is that you will qualify potential buyers by informing them of the items found during the inspection. You will also drastically reduce 11th hour negotiations because you will have set your listing price accordingly and informed the buyer in advance of their offer. Essentially, you will sell your home faster, for more money and with fewer hassles!

Escrow Billing is an important service we offer on select services. If you are trying to conserve cash flow during your real estate transaction or have closing costs to spend, we have the solution for you! If you take advantage of our deferred Escrow billing service, we will send our invoice to your title company who will withhold funds on the HUD-1 statement at settlement. A few days later they will send us a check. It’s that simple! This service may incur additional fees.

Service Agreement:
Each time we enter a property, we need to have a signed service agreement, however, we make it really easy to take care of whether you attend the inspection or not. If you plan to attend the inspection, you can opt to sign your agreement onsite; however you may want to read through the agreement before you arrive. You will receive an email informing you of any potential recalls on those items. You will also receive a portal to log into the RecallChek system to enter up to 100 appliances. Not only will the program notify you of any current recalls and provide information on how to get recalled items repaired or replaced free of charge from the manufacturer, it will also monitor each appliance for any future recalls.
